The lease is Lease #1 at Eagle Rock Ranch which is located three miles southeast of Yampa, Colorado off of Highway 131 in Hunting Unit 15. The property joins the Routt National Forest. The timber consists of oak, cedar and aspen trees.

We offer a combination of elk and deer hunting.

This is a do-it-yourself (DIY) hunt on 1300 private acres which backs up to national forest land with lodging included in the package. This is a prime do-it-yourself (DIY) hunt on private land. This Yampa, Colorado, hunting ranch consists of 1300 acres of prime elk and deer habitat. It blocks a main access to the national forest in the area. This allows you to hunt the 1300 acres of private land area plus you will have unlimited access to thousands of acres of the Routt National Forest above it. Other hunters must access the national forest from a different route making it perfect to have the area above the house hunted by your party. If hunters do show up from the other side then will just push the game to you.

The lease is in Colorado GMU 015 for purposes of applying for elk and deer tags. Applications need to be turned in during April for a 99.9% draw. They can also be purchased over the counter for the second and third seasons.

Hunt with the friends on this great property. We require six hunters ($2400 each) for elk and deer hunting. The second and third seasons require an additional $1000 payment for the group. You may lease it for any of the seasons.

There is a four bedroom 1400 square foot modular home with full bath, kitchen and heat. Hunting is available right outside the front door.

ATVs are permitted on the property and they are a good tool to have because elk are big animals to haul out.

House cleaning and maintenance are included and there is plenty of parking available.

There is a cool area in the aspens behind the house to hang and cool your meat.

The town of Yampa is only a ten minute drive if you need ice, food or meals.

Food is not included in this package.
