Location:
Menard County is located in Hill Country Texas. Leaving Houston Texas, take I 10 and travel west for about 180 miles. Prior to arriving in San Antonio, take exit 587 turn north on Texas loop 1604/Anderson Loop. Take the loop north and continue for about 25 miles, merging onto I 10 west towards El Paso on the west side of San Antonio. Continue to travel on I 10 to Junction Texas. Take exit 456 toward Menard/Mason. Turn Right onto US highway 83 and continue to follow north for 25 miles. Take highway 29 east and follow for 7 miles until reaching the entrance to this property which will be on the left side of the road and marked with stone columns and a black iron gate.

Terrain/Elevation:
This land has a variety of terrain, soil and variation in elevation. The terrain consists of gently rolling hills in some areas of the ranch while there are rugged hills and bluffs in other areas. The soil has a large amount of limestone which also contributes to growth in much vegetation. Elevations in Menard county range from 1,700 to 2,400 feet above sea level, however, elevations on Flowing Orchard River Ranch range from 1,800 to 2,100 feet above sea level.

Vegetation:
Flowing Orchard River Ranch lies within Menard County and contains numerous advantages across and beyond the 1209 acres of land. The county is comprised of 902 square miles of rolling terrain on the Edwards Plateau. The soils in this area are limestone based and support growth from many types of vegetation and grasses. Included among trees are miles of Live Oak, Mesquite, Juniper Cedar and on this particular property there are numerous pecan trees. Among cactus is the Prickley Pear cactus and bushes included on the property are the Algerita bush. Climax grasses are Native Wintergrass, Side Oats and Curley Mesquite.

Water:
Flowing Orchard Ranch includes a number of different water supply sources including its beautiful San Saba river which flows gently across the north end of the property. The county lies entirely within the Colorado River basin and is drained primarily by the San saba River, Which Crosses the county from west to east.

Improvements:
The entire habitat is surrounded by barbed-wire fence around the perimeter. There is a small portion of the north end of the property that is high fenced. All fences on the property are in fair to excellent condition with secure gates or gates and cattle guards at all exits.

Game:
One of the most appealing assets that west Texas Ranches in Menard county have to offer is the abundant amount of wildlife that roam throughout the Hill Country. Wildlife in the area includes white tail deer, wild turkey, javelina, squirrel, bobcat, opposum, badger, fox, raccoon, dove, blue and bobwhite quail, as well as a variety of birds.

Electricity:
This property also has an established source of power supplied and maintained by Southwest Texas Electric Cooperative whom serves a twelve county area throught the rural West Texas region. Existing power lines run along the property lines and also diagonally across the land to adjacent properties.

Entertainment/Recreation:
Throughout the entire county of Menard can be found a number of different activities that are entertaining. On the property itself can contain many of these activities including, but not limited to: swimming, rock climbing, hiking, photography, biking, hunting, exploring or maybe just sitting around the lodge cooking or reading. If getting away from the property to find other means of recreation is the concern then by all means those options are definitely available. The San Saba River is within walking distance from the front gate of the property. Forty-five miles away is Lake Ivy, which has clear water and is great for skiing and fishing. All around the area are great towns and communities that have annual events and entertainment year round.
